Last month brought a very different pace — with just one detached sale for Central Lonsdale, compared to seven in July. But that single sale wasn’t today’s typical market story. This property sold in multiple offers. Even in a quiet market, the right home still can cause a little commotion.

And what was this unicorn of a sale? An older rancher sitting on a generous lot with a great layout and tons of potential. Investors perked up. Builders took notice. It sold just over assessed value — a balanced‑market result when the two values closer align.

We’ve been saying this for a while now, and the theme hasn’t changed. Some homes hit the sweet spot and draw a crowd. Others take their time. It’s not personal — it’s just today’s market being extremely cautious and picky.

Let’s Zoom Out

August is historically a sleepy month. People are at the lake, not at open houses. Sellers take breaks. Buyers disappear into vacation mode. And the numbers reflect that.

The Greater Vancouver REALTORS® (GVR) stats show:

  • 1,869 sales across the region in August 2026

  • That’s 4.6% lower than August 2025

  • And 20.7% below the 10‑year seasonal average

In other words: Yup, it’s quiet.

Central Lonsdale Detached: What’s Available?

A lot of what’s on the market right now are:

  • Land value properties

  • Homes that stretch the budget and still need updates

  • Higher‑priced homes with a smaller buyer pool

Translation: What’s available isn’t exactly matching what today’s buyers feel comfortable taking on.

North Vancouver Detached: A Bigger Picture

Since Central Lonsdale resulted in one sale, we need to look at the North Vancouver detached market.

Here’s where price range comes into play:

  • 63.4% of sales happened at $2.5M or less

  • Average sale price: $2,413,863 (+2.8 percent from July)

  • Median sale price: $2,179,000 (+4.2 percent from July)

Homes sold within 95.7–99% of asking — but don’t let that fool you. Cumulative days on market were 67, and the average was 101.

That means:

  • Many homes relisted at least once

  • Most had to adjust pricing downward

  • Sellers had to shift from “dream price” to “realistic price” to get attention

More Data

  • The North Vancouver detached market remains balanced at a 13.1 percent ‘sales-to-active-listings’ ratio. Down slightly from 15.3 percent in July.

  • Sales were spread across all North Van neighbourhoods — no single hot pocket.

  • The August Benchmark Price for detached homes was $2,088,400

    • Up 0.5% from July

    • Down 0.7% over 3 months

    • Up 2.8% over 6 months

    • Down 3.6% from last year

    • Down 6.0% compared to 3 years ago

  • Average/median home sizes hovered around 2,821–3,073 sq. ft.

August was quiet — but not uneventful. The right homes continued to move. The ones that didn’t meet expectations sat. And buyers? They’re cautious, selective, and absolutely willing to act when something checks their boxes.
