Can we say déjà vu? August also delivered three sales (all half duplexes) out of roughly 11 listings for a solid 27% sales‑to‑active ratio. Another consistent month, and once again, the sub‑$2M homes were the ones crossing the finish line.

The homes that found buyers

Compared with July, the fastest sale in August was the smallest of the three — an older half-duplex that was fully renovated nearly twenty years ago and refreshed more recently. In a strong location, the home showed very well, offered just the right amount of space, had a good outdoor setup, and the kind of emotional appeal that a buyer had been waiting for.

The other two sales, both of which required relisting at a lower price, varied in age, layout, size, and overall features. Despite the highest‑priced sale ticking nearly every box on a buyer’s wish list — size, age, emotional appeal, views, a large private outdoor space, garage, great layout, and a legal suite — it ultimately came down to an initially ambitious price needing to be adjusted. The third home took longer to sell primarily because of price; although it showed well and had a largely private, appealing patio, the layout did not have a broad enough appeal.

Longer exposure

Cumulative days on market increased quite a bit to 97 compared to 52 to 57 days in July. Homes still need the right combination of layout, condition, features, and price to turn interest into an offer. When one of those pieces is missing, the market is giving buyers permission to wait.

Pricing vs Tax Assessed Value

August flipped the script from July: two homes sold very close to their assessed values, while the third was well below. Overall this resulted with sale prices landing about 3.9 percent below their tax values. Due to the outlier this amount doesn’t reflect that the other two were nearly in line. Last month’s results continue to show a balanced relationship between assessed values and what buyers are prepared to pay.

What listings show

Current Central Lonsdale inventory dipped around mid‑August as a few properties withdrew from the market. Buyers still need a clear reason to choose one home over another — and sometimes that reason leads them to a completely different area.

As mentioned last month, this type of property isn’t just competing with other attached homes. Buyers are also comparing with townhomes, detached homes, and even options that are further out offering more space or a different mix of features for a similar budget.

The takeaway

August made it clear (again) that buyers look straight at what the home actually offers. Does it function well? Feel spacious enough? Have outdoor appeal or income potential? And is the price in line with what they’re seeing? The homes that hit those marks perform. The ones that don’t sit longer — a sign that sellers need to start with a fair price and a polished presentation to get buyers from browsing to serious.
