Central Lonsdale Townhomes - SEP 2026 Update

In a traditionally slow time of year, home sales in the Vancouver Region fell more than they typically do in August, landing among the fewest for the month in over two decades. Despite this, Central Lonsdale townhomes saw a decent turnover with five sales out of roughly 14 listings.

One thing continues to stand out: townhomes are quietly powerful performers. And last month in Central Lonsdale proved it again. We saw a roughly 26% sales-to-active ratio, homes selling at 97–98% of asking, and even a multiple-offer situation on the highest sale — all because the property had the right mix of features and that intangible “this feels good” vibe buyers will pay for.

Assessed Values vs. Sale Prices

Buyers are still out there, and they’re making thoughtful decisions. Across North Vancouver, townhomes sold about 8.1% below tax assessment on average. But in Central Lonsdale they sold about 1.5% above. While not all of the five sales went for more than their assessed values, that’s a meaningful spread and it’s one of the indicators we use to understand market momentum.

What Buyers Were Responding To

Now, here comes our broken record moment. What worked? Value for money and the right price point. What didn’t? Anything that stretched too far beyond what buyers felt was fair. We saw long cumulative days on market, relists, and strategic price adjustments — all part of the dance to get buyer attention.

Most of the homes were around 1,570 sq. ft., 3 bedrooms, built in the 80s or 90s, and if we remove the highest sale from the group of five, the sweet spot landed around $1.228M. Last month’s sweet‑spot price range told a clear story — but let’s not forget the highest, standout sale that went over asking. A renovated corner home with great square footage, south exposure, and three bedrooms up. Exactly the kind of layout buyers connect with and are willing to stretch for.

North Vancouver Townhome Pricing Trends

Average sale prices edged up:
$1,289,927 AUG

$1,242,288 JUN

Median sale prices also increased:
$1,260,000 AUG 
$1,250,000 JUL
$1,225,000 JUN

Just like the last few months, sale prices were close to their asking prices selling within 97.5% of the list price.
